In my opinion you SHOULD do "this" part-time.It will make financing deals A LOT easier and it will give you peace of mind knowing you're not hunting down deals to just pay the bills when you're still brand new So maybe you're asking if it's possible to be good investor while committing to a day job.. the answer is absolutely, yes

I give tenants filters but I change filters every 3-4 months because It appears that my tenants do not remember to do it and all my hvac systems are older...Dirty filters put a strain on systems and knowing the filters are changed a few times a year gives me peace of mind.

.- Inspect the property on a regular basis (min: once every three month) to check general status- In case things go south be able to evict tenant in a peaceful manner.- Charge rent- Provide regular (monthly) status reports detailing problems and other situations.Is there anybody with good references that can do the job?
