Assuming both entities have flow-through income (LLC, S-Corp, Partnership, Sole Prop), there should be no net change in income, since both businesses would be taxed at your marginal tax rate.Just curious exactly why it matters and how it affects your tax situation...thanks!

You might want decide it's not worth doing it unless you make 12%, thus you'd only pay $50,000 / 12% = $416,667.In all the examples, "market value" is never known first, it is simply a function of the NOI and CAP rate or your desired return.
