Craig keep me posted, last year when I approached many banks about buying non occupied multifamily it was pretty standard with 20 or 25yr terms with balloons from 5yr to 10yr with an LLC.

Add in insurance, property tax, and repairs (next to none, as these would be new places), vacancy is actually a non-issue (renters are a dime a dozen), and the cost to me would be about $3000/month, meaning I could have a positive cash flow of $600/month.

I believe weeding out the non-interested by listing as you have described is a good idea.I've entertained the thought of using CL, but in my immediate area (Lake County and Kenosha County) I don't know that it will be useful.
