If it's a hot rental market, and you'd have no trouble getting a non-late tenant, you might consider it.

I lived there for 2 years and now I've moved and I still have a $575/month mortgage but I have 5 people in there (one of the non-bedrooms I put a stand-alone closet in and call it a 5th bedroom) paying $1150 per month.

If you are looking at a duplex, you would have to live in half in order to pay less than 20% down (maybe 15% some people say, but Ive never seen a bank loan 85% LTV on a non-owner occupied).To answer your question - I would have 4 months of straight mortgage payments PLUS your insurance deductible. 

This is my first non-recourse loan.

I use BofA for my Carpet Cleaning business just because they have merchant services so I can run cards and have it next day in my account.
