Adam,you need to find a portfolio lender with different loan criteria like a local(non national) bank who invests only in the community or a direct lender like New American Financing and such.Big banks like Chase or Bank Of America won't touch you these days after the 4th property.

That means putting money aside for vacancies/non-payers, maintenance and repairs, and utilities.

hello everyone , just want to know how fellow wholesalers handle working with and agent that send over some non listed and listed properties . i want to know if the agent is putting in offers for you, do you let your buyers know before the property offer is accepted or after .

Intrested in learning new non traditional ways of buying real estate.

The city files a legal case to transfer the property from the owner to a non-profit, which auctions the property.  

At the deal's current state, cash flow is almost non-existent so I wanted to reach out to the community for more insight as to how to get creative with it.

Hi Anthony Yannucci we purchase non performing mortgage notes on single-family residences and North Carolina is one of our states that we like the best.

You think some guys on this site frown on wholesalers working on the fringes of legality.. well builders did not like this at all.Plus if you sell to a bunch of investors in a SFR tract you are absolluly correct it will have a negative impact on values.I bought 12 new homes for go zone in MS but  the builder would only allow 5% of any one track to go non owner occ.. so this has worked well.. the few I have are sprinkled about in these tracks. 

You can ask him to non-renew Tenants (hopefully) month-to-month lease and can extend the closing until that happens.
