Prospecting is the name of the game so if you're not actively closing deals, it might make sense to just hire a dedicated agent when the time comes.The benefits to being an agent in your stage is networking with those other agents, lenders, inspectors, attorneys, contractors, etc that would be instrumental in helping you with your first deal.

They have skin in the game.

That becomes even more of a guessing game.

I think for my first attempt at the self storage game would be to buy a existing facility that is poorly performing, but in a good area.

At the moment I'm living vicariously through others with the intent of entering the game soon!

If so, you really need to up your savings game if you think you are going to be laid off in the near term. 

I have a scheduled call with the GC tomorrow to formulate a realistic game plan and timeline.
