The motivation isn't always to get money from you, but simply for you to take the fall. 

For an example to motivate you, at the top of the BP Wholesaling forum, you will see a thread on buyers lists that I created years ago ...

And yes, I think the best part about finding motivated sellers and getting off-market deals is all of the options it affords you once you have a contract locked up.
