Is there a method to this classification?

I know that these are basically retail deals, so it’s more of a question of which type of building mix would would you go to.My plan involves selling a few of my SFR and transitioning to small MF around Orlando or Jacksonville and I’m leaning towards one building type of places because I’m thinking one roof vs two or three may help for maintenance.

It might prevent drafts in very old windows but there are better and less expensive methods. 

Get involved with a local REI, seriously, go to one a week.

There are a lot of deadlines, timelines, deposits, inspection periods Involved that many do not even think about when starting out.

Now we've begun to consider the idea of real estate investing via the method of live-in flipping or a live-in flip - BRRR hybrid method. 

I'm open to most methods of investing but plan long term to pick up buy and hold properties (if the market is friendly for it).

I would like to start this discussion thread so others who are new can get our community's thoughts and opinions so it at least gives the newbies a real sense of risks that are involved with being successful in this industry.
