Questions like this are the blocking-and-tackling of real estate investing, and going through these exercises for yourself will help you begin to get a sense for your market--rental rates, sales price metrics, etc.

I will get it fixed ASAP as someone can sue you that they need to have a/c on for medical reason.

But at the time the option is exercised, the loan would need to be paid off unless you're trying to also do a sub2, with the inherent due on sale clause.

Hi BP,So I came into possession of 2 medical offices, about 1150 sqft each.  

The ability to exercise the option belongs to the tenants, so it is outside of your control.

It's completely different if you start talking about retail, office, medical space.

I did a cat pee house flip and it was horrendous. the cement was so bad in the garage where she kenneled cats .. we used peroxide from a beauty shop by the gallon, pored it on the concrete to lift the odor out up from the concrete and did several applications,, rinsed with water,, and then used odor medic, expensive, and then ozone machine, and then painted the floor. took like 4 weeks to get to the point where we could tolerate the garage to be able to smell a difference.. we honestly thought about tearing up the cement floor in the garage it was so bad. 

Building a team and a network is a marathon that ends with another marathon starting...it is an ongoing exercise.  

We are in the medical sciences and biosciences field...hence the investor committment in July.
