A year or so ago a kitchen in one of my rentals caught fire and spread soot all over the unit on exactly the same day as my tenant received the eviction notice.

Right now the spread between a city house in a good area and a city house in an "up and coming" area is 60-90$ / sq ft.  

I can see where you're coming from with using social media for something like that.

Thankfully we had a huge spread in the deal and were still able to make it a win.  

I understand everyones financing of deals varies but when I look at spread sheets Im having a hard time determining how much personal capital is invested in the deal vs the profit.

You will repay the loan with after-tax money, so that 20-30% is really there as a cost, but just spread out over time. 

The big question is, even if you COULD get the deal done in time, is the land worth enough for you to pay off the mortgage, pay off the back taxes and then still have enough of a spread to make it worth your while?

As I mentioned before, this stuff isn't much thicker than sheet vinyl, but it's much tougher.To clarify:  the product is vinyl planks and they are being stalled directly to the subfloor with full spread adhesive? 

I would recommend spreading your investments across platforms and deal types for some diversification.  

They also spread the profit out over five years on their taxes.
