I think if the lease happened after the PSA and after attorney review, this might be a material change in the liens on the property that allows you to back out. 

I also looked at some of the recent postings and it seems they have advertised to a lot of section 8 tenants and in their marketing promise they "Can Get You Automatically Approved" which is a red flag.

However, one general rule of thumb in many cases, is the added value is often equal to the cost of materials only and sometimes the answer is it adds zero!!!

Unless advertised otherwise, the place is expected to have cookware, can openers, utensils, dinnerware, etc.

For the 506B opportunities you do have to have a relationship with the sponsor and they cant advertise so  you have to get out there and meet them.

Instead, I buy all the materials, get them onsite, and ask someone to come and do the actual work.

I see there's different materials, gauges, installation methods.

All investors are sophisticated with at 50k minimum investment, and since I have personal relationships with all of them, and I won't be advertising this publicly, they won't need to be accredited (that is my understanding).
