I would add that the current Utah investment market is red hot and it is hard to find good rental units for a decent price.  

@Shakil Ahmed - would stay away from MFH in Huntsville right now - market is saturated with them at high prices.

I didn't pursue because the real estate market was good and rates were at an all time low.

The best strategy I see for it is as a Luxury STR, I’m just not sure the market supports this.
