I'm not sure how serious you are about this property or even the status of all the liens, but I bought a lot of pre-foreclosures in WA. 

In Florida a UPL violation is a 3rd degree felony.I suspect an individual who is damaged by following the advice of someone who holds themselves out to be a licensed attorney may have a private cause of action, but I don't know that for a fact.As a non-lawyer handling claims and underwriting for an insurer, I had to very clear about my status and that I was offering the company's opinion on coverage issues and the apparent interest the insured held in the insured property.Always happy to give my opinion and I hope it helps.

You are changing the status from a residence to a business and they need to know.

Poor credit, no legal status, poor subject collateral (including inadequate cash flows or poor markets), and no liquidity are the obstacles that either stop or slow things down.Cheers!

It's more of a personal preference and status choice. 

There is no “I’ll try it and see if it works”; once your 3 months behind on mortgage payments it’s a red flag on your credit history/credit report, your credit score takes a hit for EIGHT years minimum; you have more trouble obtaining new loans;, when you are able to obtain new loans it’s at higher interest rates, credit card issuers no longer send you the opportunities sent to A credit like 2% cash advances for first 18 months so you can’t take advantage of that, and finally with less financial status you become less interesting to people as a romantic partner!
