I'm also new to the Series LLC, and keep coming across that most folks are not familiar with this format because it's not offered in all states, only about 16 states offer this format.I have a Series LLC in Ohio, and at one point started one in Alabama. 

If the Law and Rules and Lease do not get them to agree to move, you can always Offer to Buy the Keys!

Not sure if everyone has it yet, but the top tier subscription now offers amenity filters.  

I offered to have their grass cut once and they said yes so I did. 

Because of the protections an LLC offers in this space, I'd simply say my non-expert opinion would be to spend a little extra to make a separate LLC for this new home, for the legal protections & to make your taxes less of a headache for you.

I have lenders who charge no points (you'll accept a higher rate), and lenders who can offer lower rates (you'll pay points). 

@Andrew StouseI had 25k to my name 9 years ago and lobbed out a low ball offer that was accepted.

If you are going to invest remotely, I suggest narrowing down the regions/markets you are would like to invest in, then take each step of due diligence to figure out what that market offers, any downsides to not being local, etc. 

They usually source it to a company that specializes in this area and offers audit defense if the client is ever questioned and at no cost.

Listing the properties as a portfolio should get you a sale of both together but if you get an offer on one ask the buyer to allow you to try individually marketing the other for 30 days.
