Do they have funds for more than just the 3 months of rent?

That's why personally like to use NNN funds with thousands of properties so the few "go dark" properties have little effect when the others are fine. 

In my opinion, the problem here is that the original quote was just unrealistically low.

- Furnish a proof of funds to show them you are serious.- Don't drag your contractor around to more than 2 or 3 properties without pulling the trigger on 1 of the deals.

I don't want to have to refinance due to a very low interest rate on this property.Are there other suggestions if quit claim deeding this isn't an option? 

We have enough money in HELOCs and cash to fund the purchase and rehab steps.
