That property was really popular property had 47 application initially when we listed on market. after two failed attempts of trying to put in section 8 tenants (thanks to government shutdown) its still vacant after 2.5 months... having 47 application tells me that I probably set the rent too low, but even then with abundance of options to choose from its still vacant... so yeah, sh!

If you are selective in choosing only replacement applicants that do not have pets by informing them you will be instating a no pet policy in the future you will be positioned when ready to get rid of all remaining tenants having pets when you are ready.I would advise using only M2M leases for all tenants going forward.
