lol  Check your lease-- we have a $350 fee for any unauthorized animals-- if you don't have this in your lease, consider it a learning lesson and have it in all your leases moving forward.With the other one, I'm sorry, this isn't a reason to freak out, it's not even June an your tenant is communicating with you, so you know they aren't ignoring you--- give them the late fees per your agreement and move on.

I wanted to point out that it may be difficult losing the one you wanted, but you should be using it as a learning experience before your next offer.  1) Always be ready to walk away if you've done the research and you're offering what you feel is fair, owner-occupied or rental, and 2) if you really wanted it but offered too low thinking you needed negotiating room and someone else got it for what you would have gladly paid for it, hard lesson learned, don't do that again, and 3) research what about your offer made it weaker than the other, and do what you can to improve your position next time.

So while this may not seem like the best investment on paper, it was a valuable lesson and learning experience.
