They recently placed a tenant in a C class property of mine and after 3 months they allowed the tenant to break the 12-month lease if they left the property in good condition/clean and he returned all but $200 of their damage deposit (used to change locks/clean property).

Doesn't matter if they are in an A+ or C- area... some idiot will see an empty house and bust in thinking that you left your tools inside that they can take the pawn shop.

Nobody said you can buy by owner financing with only $5k....you have to put enough down, at least 10-20%, so the seller can pay the agent, his own closing costs, plus have some left over....and you need to come across as worth the risk.
