I didn't realize they did closings.A word of warning though:  we almost didn't close on a deal in Indiana last month because my lender didn't like the fact that the attorney who created our LLC (and is listed as our registered agent and place of business) was also the closing agent.

She is a senior level manager and I am an engineer, to sum it up, I make about 1/4 of our income which last year was over mid 6 figures... we do fairly well together but have discussed the possibility of diversifying as we are heavily invested in our current company.

I was successful in getting one last May that has an 8% cap rate and 11% Cash on Cash return after 25% downpayment, and assuming property management.

My understanding is that rents have grown consistently over the last several years in certain markets (such as Nashua) and there’s a lot of money looking for yield, so unless rents are overcooked or demand for rentals goes down, I don’t really see a change in the near future.Would love to hear about people’s thoughts or talk to anyone who is active in the market and willing to share their experiences.Thanks,Kyle
