I was thinking of going through the list (it's pretty big) and find absentee owners or owners that owe large tax amounts and send them letters, or maybe send them a PA?

I've been living in a large duplex with tenants for the past 4 years.

If it is a very large apartment building things may be different.

We do this in volume, but keep in mind we have been able to systemize and do so becuase we have our attorneys format and verify our processes and contracts on an as-needed (proactive)basis, which has been quite often because of the changes in the lending/foreclosure environment.

Anything from possible tax abatement to the complications of a construction loan to information about construction on large scale builds/holds like this will go a long way in helping me get some far more accurate numbers.

Here is my question - If there is extensive construction in many of the US Primary markets, quickly rising home prices and rent growth, at what point will affordability in both SFH prices and Rents impact the apartment sector in these markets and leave the large construction base bare?

I have these four large windows in my living / loft space.

We used excel primarily until we got large enough to afford a fancier platform. 

If taxes are making up a large portion of those closing costs, that should help a bit.
