This week I finally found one that I like for the following reasons:- She is polite, respectful, and reasonable- She is a 5th grade teacher with a steady income over 4x the rent- She has a clean criminal record- She has good credit history and has unintentionally signaled twice that her credit is important to her- Her car and dress seem clean and maintained enough- In some online research I found out she was on the dean's list in college - She is offering to pay another half-month's security deposit to give her an advantage over other applicantsThe biggest concern though is that she has a 75-pound dug that is a mix of Chow, American Terrier, Boxer, and Lab. 

I'd be asking the city how they are going to fund the employee(s) who will be reading all the inspection reports and making decisions and sending out letters and following up on needed fixes based on the inspection reports - we're talking some serious staff hours to do this.And I'd be asking them about turnaround time.  

When a PM has their own staff bring property back to rent-ready condition, they present invoice copies of their necessary supplies purchased to the client/owner. 

If you believe there to be a presence of toxic mold in your home, you could perform an air quality test and duct swab and send it off to the lab at UF for testing.

I also didn't provide that type of quote for someone just looking at properties, because if I did for everyone it'd require me to hire an entire staff with as much time as it took.

So, you can say you will take large breed dogs, with an appropriate deposit, except for such and such breeds.Now, your big dirt backyard is worth more money for those who have labs or greyhounds, etc.

They paid around $150k in rent during these years.The mold report is from February 2017.I do not know if the seller gave the tenants a copy of the lab report.

A good PM incentivizes their staff to keep tenants long term, at least mine does.
