I have done it many times.. this is nice if your borrower actually has money .. because there is little to no defense from a unsecured Prom note.. you borrowed the money you owe it.. now it can be wiped out in Bankruptcy but if you think the borrower is a BK chance you don't lend to them in the first place

@Arpan Patel can it happen maybe will it happen for 99% of those who REALLY only have 1k in their checking account or less NO WAY NO how.. the best bet for those folks is find a job.. and if real estate is what they want to do then bird dog... or get a license and do leasing.. that works.

If it's a big job needing practically everything completed, including permits and drawings, etc., then you're much better off with a GC for your own sanity.
