So, I ended up at my office and holding my broker's license and my dad, stayed with the largest company in town.I'd suggest you really investigate this, and starting out with a brand new broker would be a money pit, IMO!

This could be an opportunity to tap into their network and experience but I know I should investigate thoroughly beforehand. 

Would this factor alone make this a dead deal or do you have a more detailed proforma/speadsheet that you would use after investigating any and all of the taxes, insurance and potential maintenance problems to get a final number?

On a much smaller scale this probably goes unnoticed, but once you are raising millions of dollars you open yourself to investigation. 

Starting to investigate options at this point and had just come across non-recourse mentioned on several SFR portfolio lender's advertisements, so thought typical in this product type.  

In general I am wondering what is the proper order of operations after initial investigation of a deal proves positive when going through wholesaler for SFH?

I guess you still have time to investigate the property within the first 3 days before ordering inspection,etc.

Just investigating things at the moment.  

But the internet is spread full of warnings, it’s enough to make investors not even investigate further, which is a shame, because I think there are serious opportunities in the US – especially compared to Australia (in terms of price and returns).

Somewhat of concern is that the last time it was sold was in march and then it went right back on the market...no further investigation into that yet.1.)For those who invest in the area what advice would you give?
