What tools, resources, subscriptions are critical for a newbie to succeed?

I would love to learn where you do all of your analysis online, and what tools/sites you find to be most accurate and helpful in your due diligence - especially with estimating rehab costs. 

Assuming a property increases in value how does the equity get folded into the revenue which then would be paid out to the shareholders in the form of dividends? 

Inspection reports can be a very powerful negotiation tool.
