Good for you @Chris SoignierI was tired of putting away sooooo much money in small cap, large cap, mid cap, and international and after 10 years, I had the same as I originally put in.  

I highly recommend that you buy a property live in it for at least two years and then sell it or convert it to a rental.The Internal Revenue Code Section 121 offers an exclusion for the first 250k or 500k if Married filing joint.That is how I sold my first Long term "flip".

Fear, masked as doubt or perfectionism, only serves to be part of your own internal "sales prevention department."

Things to look for in a company: How long have they been in business, what are their internal processes, what markets are they in, how many investors do they currently serve, etc.

What you are looking for is IROI- internal rate of return.

It allows you to do a first-pass analysis without having to dig in too far to the details.But, for a single unit rental property, digging into the details isn't too difficult, so you can generally just pass right by the cap rate analysis and do more specific ROI type calculations, like cash-on-cash (COC) return and internal rate of return (IRR).
