When I've sent mailers, I address that issue with a disclaimer that reads something like: "If your home is currently listed with another real estate agent, please disregard this letter as it is not our intent to solicit another agent's listing".

Wholesaling without intent to close the property is unlicensed activity in our state and subject to regulation by the Division of Real Estate...it's referred to as "for a fee, for another"...that said, there seems to be zero regulation as apparent by rampant wholesaling in direct violation of the law.

Yes, more rent collection issues, more skips, more intentional or careless damages, more trashed properties.That is not to say that an A, B, or C tenant won't mess up. 

I am expecting the 90 Days of Intention journal soon and planning out my time and routine is going to be one of the major goals of my next 90 days. 

I'd guess those owners that aren't paying have no near term intentions of selling? 

Even with all good intentions, when things get serious, it's everyone for themselves and it's business. 

I am planning to scale this business and I had no intention of trying to do everything myself.
