The optionor agrees that in the event any lending institution requires an appraisal by a certifed appraiser appointed and such appraisal determins a market value less than the agreed sale price the Optionor agrees to allow a credit of the difference between the appraised value and the agreed sale price to the Optionee at settlement. :)

The unit that you used as your primary residence can not participate in a 1031 exchange, but since you bifurcated the sale, the rental units can participate in a 1031 exchange.If this does not answer your question, please ask again.
