As acquisitions have slowed, there is much more focus on the day-to-day, including a lot of chatter about OpEx and the biggest issue for most fans of the Southeast: insurance.

I'm a new Buildium, but I chose it because a mentor of mine who is an excellent property manager runs her 60+ single-family rentals on the platform and uses it to handle all of her business accounting (including flips and investor disbursements). 

This includes the unintended consequences of chance occurrences.  

We have tried various marketing methods and our focus has been on Direct Mail and SMS texting.However even though we are getting some calls, all the properties are not stressed or needing work so we can get a low enough price to be able to wholesale.So we are starting to believe the best way to increase our success in finding wholesale is "driving for $'s where you obviously find distressed properties because you are literally looking at them and then we can focus our time and effort on finding the owners. 

Would be great if you could share an update with the community :-) Hopefully none that included an expensive training on how to buy a piece of land and then resell it. 

obviously you're not going to see the same tax benefits from a 401k as you will in real estate. so is the effective irr actually worse for a 30 year old to cash out a 100k 401k and invest it in an 8% real estate investment over 30 years when accounting for depreciation, appreciation ( let's call it 2% annualy) and actual cash return even if you include a 10k withdrawl hit?

My wife absolutely unpacks and puts all her stuff away and the suitcase goes in the closet till we are packing to leave.I just sometimes just live out of the suitcase and sometimes put my stuff away in drawers.On a side note since you are local to me I just bought a hoarder house that has antiques including dressers and chest of drawers.

Instead of including the utility in the rent, give them a copy of the bill and make them pay half.

I have a friend who lives in California but is licensed in many states including Puerto Rico to do mortgages with Sunwest. 

Also, the enormous marketing campaign is sketching me out: the style of the landing pages, the hundreds of emails and links to new offers, the constant emphasis on value, and the cheesy/fake positivity... starting to feel very MLM kinda scammy.
