As the home sits today it is a 9 bedroom 8 bathroom duplex with 8 rooms have their own separate entrances to the exterior.

These places may be more or less prone to season slowdowns, but surely not free from them.One of the best things we've learned to process through in rehab is this:  which items are going to be hard or slow during the winter (example:  exterior paint, pouring concrete, and many other things outside) and which won't be impacted (interior paint, kitchen rehabs, bathroom rehabs, etc.) 

;-)  Tell them, "I want to buy 3+ bedroom houses with at least 1.5 bathrooms needing light to moderate rehab, between 1200-1800 square feet, within 2 miles of the Hospital over off of 3rd street." 

I need to get rid of mold in the basement, finish off the basement space, replace the roof, do some minor landscaping, open up the main floor, rearrange the bathrooms, and then of course update everything.

We are doing a full rehab on it, including bathrooms and kitchen, paint, and replacing some insolation holding a lot of the stench of cigarettes.

I ripped out the carpet in the living room replaced it with laminate flooring, updated kitchen, updated bathroom, and a fresh coat of paint.

Updated appliance, add exhaust fans to both bathrooms.

If it something like the GFCI outlets in the bathroom aren't working, it's an easy and cheap fix.

Since we got it, the furnace caught fire and needed replacement, we've had our bathroom leak into the basement, a 2nd floor bathroom leak into our unit, roach problems that we still can't get rid of after using 3 different companies, other plumbing issues, and electrical issues as well.
