I am correct to understand that renting out rooms in my house doesn't effect my eligibility for the exclusion?

Hi,I have an opportunity on an Off-market deal, but I am not sure how to approach it and am reaching out here to see if I can get any advice.Here are the facts:Owner is retired and recently moved to assisted living and is ready to sell the house.

Other than rent issues, he keeps the house very clean and maintains the property decently. 

They offer their support by coaching, software for finding/tracking deals(off-market -pre-auction houses), and team support while making deals, also do financing of 100% of deals and split the profit  50/50. 

Doing so would allow sidelined capital to be more aggressive and help alleviate the consistent housing shortages faced nationwide.Bottom Line: Inflationary fears are moderating, suggesting a more stable economic environment than previously expected.

As Mark Simpson says, you're building your house on someone else's land.

You could always see if he will just seller finance for 30 year term because a promissory note is considered an asset and can be passed down just as a house would be able to.

Multis feel more like a house and you have one person living with you (or 2 or 3 depending on duplex, trip, or quad), whereas an apartment complex has more amenities, but people sharing walls everywhere.
