Hi Neal,I have private clients that might consider this, but it would be at a low LTV max 65% and high interest rate 10+. 

With the high interest rates right now and the high cost of materials it’s perfectly normal for your BRRRRs and you fix and flips and your buy and holds to be coming up negative.

I highly recommend checking out the market there.

The house and ADU are super easy to rent to high quality tenants.

You should also learn who the sharks are at these events...meaning they go w/ big pockets, or slum lords or high end brokers,etc.  

I'm assuming it was too high, but I didn't see the sense in coming down as I knew I would be going down to MB to make some improvements, so a small rent wouldn't have been worth it to miss out on improvements for the upcoming high season-this coming September I will be ready to advertise for MTR and confident that the place will look Up to snuff!
