I am now looking into getting into the MTR space as I feel that it is more secure financially & less of a headache as I scale.

I think it's probably best to put the $ I have currently sitting in HYSA into a CD or something of the sorts for the next year+ instead of trying to rush into buying a property and then moving - hard because it feels like there is never the right time to get into REI and I just need to jump! 

So not necessarily a excel guru but just like you have someone managing a property having someone managing the finances and being able to forecast and not just sit back and say oh we made or lost X this past month and keep doing that every month gives us what we feel is a competitive advantage.

I feel like I'm stuck either evicting her or continuing to rent it to her...

I really feel like I'm going in blind.

I feel like half of my posts on BP are telling people to stop speaking so casually about a BRRRR project.

Having said that, I feel this will catch on, just because the need is so vast.

That will really help shape how you move forward and what opportunities you feel you want to pursue.
