If you're fresh to the game & are a little green on the market, the deal or anything else probably best to get yourself someone in your corner.

I sense the bar is pretty low in this field unfortunately.If you find someone who truly represents your interests I think it is worth paying whatever they ask.

I've had good experiences with Adam Rose - he has also spoken to the RI Real Estate Investors Group a few times.I'm not allowed to post contact info here on BP but you can look him (or any attorney) up on the RI Bar members directory.Adam is based in North Providence.

However my cousin whose younger and still a little green asked me as his landlord is a habitual liar and douche.

So in David Green's book "BRRRR" he mentions that banks will let you refi after 4-6 months.

I’m picked up David Greene’s BRRRR book and this strategy is what I leading towards.

I’ve listened to a few dozen podcasts and wondered around the forums a bit but for the last year and a half I have been looking at properties, attempting to punch numbers, speaking with realtors; basically I’m very green.

As @David Greene would say, did you have any "boots on the ground" helping you determine if it was a good area or not? 

I have been doing about the same here as far as saving and listening to the podcasts, I even ordered the BRRR book by David Greene and it is great so far.
