So is the inventory situation good or bad?

Good metrics push you towards good decision making, and door count does the opposite.

The architects also probably have a pretty good handle on the costs of construction because their plans are getting created for a certain price point.If you don't find what you are looking for, then it is a very solid bet that it's not economically viable.

I agree, it has a lower cost barrier to entry than a lot of other cities, but gets really good rents so cash flow has been a large driver for real estate investors to this area.  

If you can bring that "Institutional Quality" to a partnership, that holds a lot of value.
