Colorado City just 20 minutes South of Pueblo on I25, 1 hour from the Colorado Springs Airport is a great little Greenhorn Valley community that has an 18 hole golf course, Lake Beckwith (a small fishing, kayaking, lake with great walking trails), and family owned restaurants and businesses. 

In full swing of these acquisitions, I was interested in ramping up the activity and since, I have taken checkbook control of a Roth IRA with purposes of investing in real estate.  

Sure thing @Daniel Dietz@Chris Seveney,To answer your initial question, we actually take a swing at the bat on a percentage of our NPN assets that come in house by sending a demand letter.

If you loved to golf, would you talk about it with everyone or just your golfing buddies?

I am new to the real estate too and still learning all the terms and such (was a stock day/swing trader wanting a more passive income) so take my opinion with a grain of salt.

If we are going to move forward maybe you can swing by on Friday sometime between 11am and 1pm?

House hack a 2 bed / 2 bath condo in a great gated golf-course neighborhood next to Las Vegas strip. 

Some are in golf/country club type communities.
