I was fortunate to buy it when prices were much much lower and got a great deal on it so we don’t have a mortgage on this building but if we did the cash flow would help with that as opposed to taking a distribution at the end of the year.

If your market and listing allows for automatic escalating offers ($250 above best price of highest other offers, up to X) then you can get around this and the clause is written such that they have to show you the other offers once your offer is accepted by them.

If one side is 2000 sq st and one side is 1000 sq ft and the valuation/sales price is $300K then the larger side would be allocated $200K (2/3) of the value.
