Insurance has been crazy in Tampa and im curious to know if anyone that does buy and holds has any good insurance companies they can recommend that aren't charging outrageous rates.

However, increasing insurance rates means that this shortage is also increasing so my monthly payment is increasing exponentially to accommodate the increase in both my insurance rate and my shortage (my mortgage has increased over $400 monthly in the past 1.5 years because of these factors).TL;DR - Is it normal for a bank to require a positive escrow balance at all times like my current bank does?

@Dmitriy FomichenkoYou are right about 7% return in the 401K and have been considering REI in 401k since joining BP.I am not sure if RE is at 20% if I start now, with the rental @ 0.5% of RE value, higher down payment and high interest rate.

Looking to buy a brand new house 2023 price is reasonable and charging 0.8-1% of purchase price is do able..my question is financing real estate but my first property is almost paid off and has been an uninterrupted rental for 7 years thankfully 90% paid off, cash is tight...could take out loan against CC at 4% flat to pay off house then maybe leverage paid off rental (private mortgage)?
