I looked for the answer to this question in the various threads but could find an unequivocal response, so for the avoidance on any doubt here is my situation/question. 

I switched majors and started studying finance after being accepted back into school and started reading about financial literacy which of course led me to real estate.

My dad took charge and set everything up & did not give me the chance to do any of it on my own (now looking back I wish I did all the financial stuff).

I am in a similar situation so I'm curious if it was a 4 BD, similar sq footage and you could expect some real appreciation in the near future (Maryland/DC market) would that change your answer?

At least in NJ its always "buyer beware" (the onus is truly on the buyer) so its used as reminder especially in situations where there is a higher risk or more unknowns from the seller.  

The best deals are situational off-market ones,  so get the word out you are looking and keep your ear towards finding one.

I think you need a new accoutant, or else your financial situation is more complicated..A STR to me is still a rental....The nature of flipping is that it will be part of your ordinary income. 

I'm willing to put in the "sweaty equity" and am very eager, but are partnerships in these situations possible beyond my own network?
