While I know that you feel strongly that you would be saving money by you GCing it and having you do some of the work, things can (and probably will) still go sideways. 

I am not saying Texas is a bad investment but I feel like anyone living in Texas is all about Texas regardless of the future.I have lived in Northern Texas, so I am just speaking from my time there with my real estate investing knowledge today.
