If the numbers make sense and you have an exit plan in place then by all means, don’t let fear hold you back. 

I’m trying to think past that because in life you’ve got to overcome your fear if u wanna be successfully.

My hang up is every time I try to run the numbers I come out extremely negative on my COC return and passing up on properties for fear the rental income won't be enough to cover the mortgage and utilities during and after me moving out.  

I am going to bring you along my journey, my story, my goal is to help you understand you are not alone in your self imposed fears, obstacles and unfounded limitations.

This may work better as a quick flip if timing works on my end but I do fear that we'll see the additional rate hike next year, global economy is looking worse than it did a few months back.

Not sure if I’m second guessing out of fear to move into a larger space or just truly concerned about some issues that have come up?

I’ve wanted to do this for a long time but fears kept holding me back.

In times of fear, uncertainty and stupidity lies intelligent opportunity. 

If we go to commercial I do not know much about the lending side and fearful of taking on such a large debt.

So I completely relate to your fear of not having money, you're not alone in this struggle!
