I am looking to connect with any flippers in the Columbus market who are professionals and have the capacity & desire to take on more deals.

Granted you're from NJ and your property could be a local one ( = more on the expensive side), but I would explore the alternatives prior to setting your course on syndicating this deal.Best!

We had it cleaned by a cleaning crew and had the carpet professionally cleaned (same people we used right before they moved in) We withheld the cleaning fees and the unpaid water bills from the deposit which totalled to about 500 (the water bill alone was over 200).

This is a general guideline but it will differ a little by area.A - new construction with amenities in best area of town, often where professionals and wealthy people liveB - good neighborhoods where middle income live, generally house will be older but well maintained and few subsidized properties C - lower income, mostly rentals, a lot of subsidized like section 8, etcD - dangerous, graffiti, drugs, boarded up propertiesYou won’t find all classes in all areas.

However, my partner and I have spoken with several other RE professionals who have strongly suggested that it should be possible. 

Details: We've been looking at groves that are sub 20 acres, usually near 300-325k asking price, most properties currently have professional management on the groves, and almost all of the properties are without main living structures.
