Any income generated from the property must be deposited into the IRA, and all expenses related to the property must be paid for from the IRA.If you use leverage to purchase the property, the IRA must be the borrower, and you cannot personally guarantee the loan.All transactions must be conducted at arm's length, meaning you cannot do business with yourself or any disqualified persons, such as family members.These can be complicated so definitely work with an advisor to make sure you set it all up correctly.

I believe no-one should be helping you to circumvent the Ohio Regulator's explicit goal of stamping out Unlicenced Brokering as is commonly practiced by guru-hyped Wholesaler wannabes.But if you wish to OWN properties properly, THEN sell them, then any Purchase/Sales agreements (x2 for double-closes) will likely suffice.

Have your lender price out prepaying instead of monthly on the PMI on the new purchase (I did this once because it was half the price, I didn’t another time because it was basically the same price), or you might just plan on doing a refi on the new purchase in a couple years to remove pmi and possibly a lower rate or consider doing an ARM.
