It also looks like a nice cash flow play if you eventually rent all the units, assuming the incremental rent will be similar to what you get for the other units.

So no, this is not likely the end of agents.I think the margins will become thinner for agents (minus luxury) and it will eventually be unrecognizable as we know it today.

If they are considering eventually moving someplace else this could be a good move... do a 1031 exchange to buy a condo in Scottsdale, rent it out for a couple of years, then eventually move into it.Finally, you did not mention if your parents live in the duplex now...
