To get a more accurate quote for engineering costs the perimeter grade beam of foundation needs to be exposed (soil removed) to be evaluated... this is where I'm at right now.

You need to evaluate the timing of cost segregation.

This reminded me of the progression my daughter took, learning the same things, going through the same process...but with a different set of applications.Not much will bring a tear to my eye, and I'm not ashamed to say that this story did.

You have a very low interest rate and anything new is going to have a rate at least double that.Whether you keep this home or purchase a new one, you need to know how to evaluate a property to determine the return. 

I look at all deals and evaluate based on underwriting metrics and how that new property will fit into the portfolio.

Some folks who bought land in the path of progress like they were selling made out QUITE well.. others who bought rural desert not so much and that property is now being traded by those who take the land Geek courses etc.. direct mail to the lots or tax deliquent list  .. re list them on craigs list or there are a few big land websites were you will see all sorts of rural lands in the west up for sale.
