You do have a good point about them being kept clean and properly cared for.

You make your money, your bird dogs who bring you good deals make you money, your realtors who bring you good deals make you money, your end buyers make you money, your accountant who prepares your taxes properly makes you money by nature of saving it, etc.... you get the point.

my dad just had a new well drilled for about 1,000. he only uses it for lawn irrigation as he gets county water for other purposes.not sure how deep they had to go (it's florida so water isnt too deep). as far as filtration systems, the water quality is pretty rough here in my neck of the woods. i have a sofener for my everyday water (showering, etc) and a RO (reverse osmosis) for potability. i'm a bit of a water conniseur. that's what i drink 99% of the time.i'd suggest ensuring a decent water system as bad water can really harm plumbing/piping.Good luck on tues!!!!

People need to open their eyes and put money in it's proper place.

Having a proper business plan, multiple exit strategies, and the ability to properly analize the investments are also key factors in addition to purchasing at a large discount in any economy, bad, or good.

Right now, my business is still so new that I'm still worrying about building a buyers list as well. lol I have one rehabber who I have on my list who is always looking for good deals, but I do need to work on building a proper list of buyers.
