I realize you're looking for folks with expertise specific to Georgia, which I do not have, but I wanted to offer a suggestion.  

One of the comments made by Jonathan Cope recommended "Enjoy the decrease in credit risk offered by government now assuming the payor position."

If I rely on their expertise then they are on the hook.If I deal with a listing agent and they screwed up or the seller, I have to go after them.

Eyes, ears, on the ground property tours, property photos, videos, and some local market expertise.

I've really enjoyed your podcasts; in fact I just finished listening to the second one on my ride into work.
