When I was just starting out after college my best move was to open a brokerage account at Fidelity investments almost 40 years ago and am still with them enjoying all of the services they have grown into and now offer.

I think they have less stress overall :))) My strategy: the first step to take as much deals as possible with leverage 2) to balance portfolio based on my experience holding properties 3) to pay off during 10-15 years to enjoy higher cash flow 10-15 more years 4) exchange re into re funds and enjoy really passive income :)))

You need to get heavily acquainted with the landlord tenant laws of your state.Tenants have a "right to quiet enjoyment".

I'd buy the boat AND the Aston Martin and go to FL, and enjoy myself, you certainly earned it.

Hopefully we can do something we enjoy, but sometimes, we just have to suck it up and do what we need to do in order to get to where we are going.

I also really enjoy when the inspector makes a note that a certain repair is required of the tenant.
