Layout and arrangement can be weird also. 5 Windows and doors-can be a real energy waster. if they are old and in good condition,,,they cant last forever. 6 Furnace- Gas is cheapest,,needs to have a decent newer efficient furnace or tenants leave for cheaper utilities. 7 Insulation- Up to snuff or tenants pack it in for better houses. 8.Siding and roofing,,,water leaks can kill you both quickly or slowly,,,your choice.

Is an individual investor that much more efficient than a giant like Equity Residential?

The past several years I have only focused on my own projects but this economy and energy level has me considering other angles.I have a house under contract now that has been up for sale most of last year and this year.

HE puts in the cash your put in the labor and smarts...this is a perfect deal for one with youth and energy and no money and many will and should jump at the chance.

Rewards are often that the construction back then were more solid than some of what we find today, even though they were not as energy efficent and often wired for 110 as opposed to 220.Downside was that the bedrooms were built much smaller than we are used to today because their activity was in the study, den, or family room.

One may find it cheaper--I don't see it secondhand anywhere on the internet--and it's quite efficient.
