This is an an old thread but the reason why the cost is so high is the environmental issues , especially if there are wetlands or species of plants, reptiles, birds, or animals, which are considered endangered

They always filled these in with old tree limbs in our area - then the trees rot and this happens. 

No closet space at all, and we noticed tree branches coming through the closet floor, which the owner assured us are not such a big deal, but I know it is a big deal.

I'm not saying there is no chance, I could see plans for such a place for DNR types having meetings there, seminars, office maybe, any excuse to spend a weekend as a caretaker.....don't think they don't get some benefits, lol.Can't hurt to ask, I tried to buy additional acreage from my neighbor, the Missouri DNR, they said it's a reserve for some rare trees, no deal!

So if you invest in land you better make SURE it is buildable and does not have any natural water or protected gopher rats or bees for that matter as now there is talk of putting bees on the endangered species list which, the way I see it gives the feds scary new authority over use/development of any property where bees might be.

What would happen if they were removed, and one of those overhanging trees fell on the roof?
