Can anyone tell me which ones are absolute crap so I can eliminate them right off the bat?

@Braden DownsIf you're this interested in making money, debating investing via ROTH or REI,... and expect to remain diligent in your savings, I judge it very likely that you will soon have an income high enough to phase out or eliminate your ability to contribute to a ROTH. 

Once you avoid or eliminate the 4plexs with HOA's, you pretty much eliminated over 75% of 4plexs available.

The fact that there is a rule whereby someone could claim those funds doesn't eliminate your obligation to pay taxes on the funds you 'earned'....you could reduce your earnings in the event an owner made claim because at that point you would expense the money you provided to them. 

I see it as Bigger Pockets, not just through RE, so sub forums for debt elimination and stocks and whatever else could work if it's organized

Licensed Realtors that don't like wholesalers and even licensed wholesalers that want to level the playing field and eliminate competition are going to flood them with complaints.

Unfortunately not being liable does not help a landlord feel better if their tenants dog injures or kills a neighbours pet or child.Getting rid of the tenant eliminates all possible concerns.

Unfortunately it wasn't a significant enough difference to suggest waiting for the start of another bull market in rates to start investing, your cash would be idol for too long eliminating the edge, creating a lower total compounded growth rate.  

@Pavan Sandhu you might want to look into eliminating mortgage insurance because you can not deduct it on your tax return.

They have a lot of features and claim they eliminate a lot of different platforms to simplify lead generation, management, and follow-up.
